How Hard is it to Transfer my Property to a Property Manager?

We are asked how hard is it to transfer my property to a Property Manager fairly often. Simply put it is not hard at all but the process is a little different depending on what your situation is. Here are a couple scenarios and how we go about handling the transfer.

If you have a property you are self-managing and would like to start using a property manager:

• We sign the management agreement with you
• We collect maintenance reserve money and put in our trust account
• We collect tenant deposits and put in our trust account. At the end of the lease we handle move out and disposition of funds within the allowed time
• We gather as much info from you on the tenant as we can such as, the lease, the application they filled out and other paperwork. Also get insight such as do they pay on-time, do they have issue or problems with the home etc.
• We notify the tenant via regular and certified as to the management change at least once, usually twice, time permitting so they know who we are, where to contact us, how to pay rent and new procedures for maintenance requests

If you have a property already being managed by another property manager and want to switch:

• We sign a management agreement with you
• We contact the other property management company and work out the deposit transfer and maintenance reserve money
• We get the paperwork such as lease, ledger of payments and necessary paperwork from the previous property manager
• We notify the tenant via regular and certified as to the management change at least once, usually twice, time permitting so they know who we are, where to contact us, how to pay rent and new procedures for maintenance requests

If you have a property where tenant has not paid:

• We sign a management agreement with you
• We complete the list above
• We attempt communication with the tenant
• We immediately issue a 5 day Notice
• Five days after delivery we turn over to our attorney and start the eviction
